The following is a non-exhaustive criteria that relates to the job of a Maintenance Supervisor, and it is consistent with the business needs of the facility.
These are legitimate measures of the qualifications for a Maintenance Supervisor, and are related to the functions that are essential to the job of a Maintenance Supervisor.
*KNOWLEDGE BASE:*
· HVAC experience preferred, but not required.
· Experience with heating and air conditioning, boiler and water systems, washers, dryers, emergency power generators and other basic physical plant and equipment items.
· Understanding of principles of preventive maintenance.
· Ability to communicate with staff.
· Ability to work with facility budget
· Genuine care for and interest in elderly and handicapped people.
· Ability to perform work tasks within the physical demand requirements as outlined below.
· Ability to comply with the Patient Bill of Rights and the Employee Responsibilities.
· Ability to comply with Company and departmental safety policies and procedures.
· Participate in new hire orientation to promote safety, disaster policy and overall safety awareness.
· Conduct and document inspection of fire control systems; coordinate monthly fire drills.
· Hire, orient and supervise maintenance staff and functions.
· Schedule department hours in keeping with census and labor budget.
· Order and maintain stock of supplies and equipment.
· Perform maintenance functions as required.
· Ensure the facility physical plant and equipment is maintained in safe and efficient working order.
· Repair equipment and tools as necessary.
· Supervise outside contractors as necessary.
· Establish and implement preventive maintenance program.
· Responsible for job specific training of department employees.
· Must qualify for company insurance, pass DMV check, practice safe defensive driving skills.
*PHYSICAL DEMANDS:*
May require frequent extended work days, including being on call for emergency situations.
Sitting: 1 -2 hours per 8 hour work shift.
Alternates frequently to walking.
Standing: 4-6 hours per 8 hour work shift.
Alternates frequently to walking and rarely to
sitting.
Walking: 5 - 8 hours per 8 hour work shift.
Alternates frequently to standing and rarely to

Climbing: 1 -2 hours per 8 hour work shift.
Lifting: 50 lbs.
Driving: 1 -3 hours per 8 hour shift.
May drive daily for local facility related business, i.

bank
and/or post office.
Reliability, trustworthiness and consistency with regard to attendance is extremely important to this job.
The ability to regularly and timely attend work, cooperative and politely work and deal with others, and to effectively multi-task and work in a stressful environment are also essential functions to this job.
